Seacoast Landing demolition begins in Newington, NH

Demolition has begun on the shuttered Mall at Fox Run and Newington Park Shopping Center in Newington, New Hampshire, marking the start of a $500 million seacoast landing commercial redevelopment that will transform the 80-acre site into a modern retail and mixed-use destination.

The razing of Newington Park Shopping Center commenced earlier this week, clearing the way for Torrington Properties to begin building the new Seacoast Landing in spring 2027, according to reporting by Seacoastonline on June 11, 2026.

The Mall at Fox Run, which operated for 43 years before closing on January 31, 2026, will be demolished to make room for the redevelopment. Torrington Properties acquired the property through multiple transactions between June 2021 and December 2024, spending a combined $66.1 million to secure the mall, its attached department store spaces (Sears, Macy’s, and JCPenney), and the 15-acre Newington Park Shopping Center, according to Business NH Magazine.

Public Funding and Costco Anchor

Newington voters approved the town’s first tax increment financing (TIF) district on May 30, 2026, paving the way for the demolition to proceed. The TIF will raise more than $9 million over nine years to fund 85 percent of the total infrastructure costs, according to WMUR.

Costco will anchor the new Seacoast Landing development, targeting a 2027 opening as a membership warehouse club with a fuel station and tire center. The overall project is planned to include 632,000 square feet of total space with three large box retail anchors, along with retail, office, and medical building components, according to The Business Journals.

The Seacoast Landing redevelopment represents a broader trend across the United States of converting aging enclosed malls into mixed-use commercial destinations. Similar projects have begun at sites across the country in 2026, including the Lakeforest Mall in Maryland, which commenced a $1.2 billion redevelopment, and the Harford Mall in Baltimore, where demolition started to make way for Derby Place, a development including 249 housing units and retail space. These projects reflect changing consumer preferences and the shift away from traditional enclosed shopping mall formats toward open-air, walkable retail environments.
